Guests can take a 1 hour and 20-minute direct flight from Metro Manila to El Nido Palawan-Lio Airport via Airswift. You can reach the site in a short 25-minute drive via the national highway from the airport or local port. Our private road network will offer a secure and convenient access into the resort from the national highway. International direct flights are also available to Puerto Princesa and San Vicente with new international flights being added each year, along with an upcoming seaport specifically designed for cruise ships and tourism.

T1-Savills has been appointed as our Senior Project Manager, who has a vast experience in hospitality development, project planning, cost management, quality control and project close out. Savills is an award-winning real estate services firm headquartered in BGC, Metro Manila with over 100 employees involved directly in transactions for office, investments, retail, industrial, hotels and residential properties. T1 is the project delivery arm of Savills, who specializes in overseeing the project and construction management, design management, quantity surveying, project cost management and are currently undertaking several hotel projects in El Nido and are well aware of the local market conditions, logistics and supply chain

Very simply at the outset of your contract you choose whether you want a rental guarantee period for 5 or 10 Years. At the end of that term you can pre-terminate the lease for a consideration at the designated amount of 110% for 5 years, or 120% for 10 years. The Buyback Option gives investors a guaranteed exit strategy with appreciation.

Since foreigners cannot own land in the Philippines, the security being offered is two-fold. The first being that you will lease the villa and its contents outright. The second, is a 25-year lease automatically renewable for another 25 years.

The attraction of this format is there are no buying taxes that you would get if you were to buy titled land. The other major point is that most investors will use the Buyback Option, and again there is no selling taxes.

Very important that any prospective buyer should be aware that to visit the site of the Development will involve at least 20 minutes of walking and this will form the basis of the first day’s visit.

On day two the developer will arrange to show you the islands of El Nido, so you can experience first-hand why it’s such a great place to invest and get a feel for the islands and your investment.

You can use your personal weeks for yourself, give to family or friends or return them back to the Developer to put in the rental program to receive an income from those unused weeks. The income in that case would be based on the hotel operator formula and the occupancy rate levels at that time.

Owners can also exchange their weeks for similar luxury resorts all over world using ThirdHome.com. This could be useful for owners in Europe who don’t have the time to go to Asia but would like to avail a similar luxury property closer to home or choose from any of the 11,000 properties around the world.
